AviGhna was founded by Sangita Sangar in 2014. Pronounced ‘A-vig-naa’, this is a word from Sanskrit, meaning “the remover of obstacles”.

Sangita previously spent many years working in the City and West End, where she was an Equity Partner at a leading firm. She is an experienced property lawyer, dealing in acquisitions and disposals of commercial property, developments, property management, corporate support and landlord and tenant work. She also acts for clients in buying and selling high-value homes in London’s most exclusive locations and across England. 

In addition, Sangita acts for families and family businesses through our Private Counsel service. The equivalent of having a personal lawyer or quasi in-house counsel, this unique service gives ultra-high net worth clients empowering solutions to protect and direct their wealth.

EXPERIENCE

Acting for a prestigious London Museum in negotiating and taking leases of football pitch-sized storage bunkers in Salisbury for the storage of complex, delicate museum artefacts. This involved a visit to the premises whereby we walked the entire site which was built into the hills and then worked closely with the freeholder’s solicitors to put leases in place to reflect this unique space;


Advising a well-known NASDAQ-listed company (market capitalisation $37 billion) on their requirements for London HQ, taking commercial space of 23,000 square feet. This was a complex, multi-party negotiation;


Acting for family businesses in the sale and purchase of high value properties in Belgravia, Mayfair and Knightsbridge and prime central London areas;


Acting for a large pension fund in the sale of a retail park for £23 million with multiple tenancies;


Acting for clients in a joint venture with Finchatton for the purchase of the Penthouse at the Connaught Hotel, Mayfair, London. We advised our clients on the purchase, financing, structure and joint venture;


Advising the Church Commissioners, as part of a multi-party collaboration, on the historic move and re-erection of Temple Bar, designed by Sir Christopher Wren. This important monument was moved from Theobalds Park in Hertfordshire to Paternoster Square near St Paul’s Cathedral in London, where it forms a beautiful gateway into the redeveloped square.


Acting for the Church Commissioners, Great Portland Estate, the Crown Estate, Somerset House, the British Museum and the Victoria and Albert Museum in the sale, purchase and restructuring of different types of properties (office, retail, industrial), both leasehold and freehold.
